An appraisal is a professional appraiser’s opinion of value. It is usually required whenever real property is sold, mortgaged, taxed, insured, or developed. The preparation of an appraisal involves research into appropriate market areas; the assembly and analysis of information pertinent to a property; and the knowledge, experience, and professional judgment of the appraiser.
The role of the appraiser is to provide objective, impartial, and unbiased opinions about the value of real property. All states require appraisers to be state licensed or certified in order to provide appraisals to federally regulated lenders. But what’s the difference between a certified appraiser and a licensed appraiser? And which one should you use?
Check out the video below that explains the difference between a Certified Appraiser and a Licensed Appraiser:

Here is a home measuring tip for all you house appraisers out there or anyone who just wants to measure a home that he or she has never been in before.
Sometimes we’re inclined just to measure the outside. For example, if it’s a 2 story house, we may just measure the exterior dimensions and multiply by 2.
This approach may work 9 out of 10 times.
However, on occasion, when we take a look inside, we realize that if we just measure the outside and multiply the first floor by two, our living area calculation may be wrong.
Take a look at the below video to see what I mean:

What should a Louisville appraiser, or anyone considering a real estate purchase in St. Matthews, know about the area? Here’s a brief neighborhood profile article to give you an idea. It will also help you to know what it’s like to live in St. Matthews:
The video below video contains much of the same material if today is a day that you don’t feel much like reading:
St. Matthews is a city in Jefferson County, Kentucky, United States. It forms part of the Louisville Metro government but is separately incorporated as a home rule-class city. The population was 15,852 at the 2000 census, making it the 20th-largest city in the state.
History: St. Matthews was first settled in 1779 by Colonel John Floyd. Floyd had purchased the 2,000 acres of land that would later become St. Matthews from soldiers who had been awarded the land for their service in the French and Indian War. It wasn’t until the city began developing a shopping center there in the 1920s that St. Matthews started to become less rural. Growth of the area was expedited by Louisville’s flood of 1937 that encouraged many Louisville residents to relocate to higher ground.
Boundaries: St. Matthews’ boundaries are Cannons Lane to the west, I-264 to the south and east, and Brownsboro Road to the north, though a few neighborhoods just north of Brownsboro Road are also considered part of St. Matthews.
Demographics: Individuals living in Louisville’s East End typically have the highest median ages and incomes in the city. However, many young professionals and recent college graduates occupy apartments in St. Matthews.
Real Estate: St. Matthews attracts home buyers because of its excellent location, the gorgeous tree-lined streets, and the beautiful architecture found in the area. Homes in St. Matthews feature
park-like settings and classic cape cod homes. Most individuals living in single-family homes in St. Matthews are homeowners, and most renters occupy St. Matthews apartments.
Nearby Things to do: One can go to the several museums like Conrad – Caldwell House Museum, Frazier Historical Arms Museum, and Filson Museum. Tourists can also spend their free hours at the E.P. “Tom” Sawyer State Park and the Falls of the Ohio State Park, which offer many recreational facilities or they can enjoy the natural scenery of Weicher Creek.
